No land on Cal. side from Parker damn to almost Blythe can be owned outright, it's either BLM or Indian Reservation owned. You just make the decision if you want a vacation house on the water where you will never own the land or buy inland and own it such as Hav. or likewise.
I got a 16 yr. old doublewide with 60 feet of my own beach, deck/hot tub overlooking water, 3 bdrm,2 bath and parking for 4 boats with trucks for an affordable price IMO. Water's free, pay to the park the space rent, electrical and phone. I'm also south of the strip so it's cheaper anyways, with the free Rockhouse ramp only 7 miles north if I want to boat the strip. If you buy in a park, very little chance Indians will screw with you as it's guaranteed income for them and the Indians don't mess with anything south of the strip as it's water based on irrigation needs as the priority, so any rec. land leases are icing on the cake for them.

Yep... we're on Indian land as well. But you know what, it's a small price to pay for our own vacation home at the river. We're at Lost Lake so I don't sit on the river but it's a quick jaunt in the golf cart! Nothing like deciding on a Friday night "hey, wanna go to the river?" Just throw some clothes in a bag, grab some food and your off! LowRiver is right, if you're in a park chances are slim the Indians will mess with you (Red Rooster is of coarse an exception and not the norm!. I say go for it... you all should pool in your money and get it (I know it was a joke )
