LAKE HAVASU CITY, AZ -
English Village owner Chris Read's recent decision to sell the prime piece of Lake Havasu City real estate has sparked the expected reaction at city hall. Mayor Mark Nexsen said the city has begun the abatement process in an effort to tear down the property's dilapidated buildings -- a formal letter has been sent to Read from the city manager's office. "Richard Kaffenberger sent the letter indicating that [the city] will be starting abatement proceedings to knock down those buildings. We're going to give [Read] a small period of time and he needs to contact us immediately in that regard." The mayor added that Read's surprising decision was the motivating factor behind the move.
"We have the right to begin abatement proceedings because of the property being in the condition it's in -- we just held off. Now that he's not living up to his agreement, we're going to start abatement. The building's -- in our own view -- need to be knocked down, destroyed and removed."

That's the question. Only thing for sure is that 16 million price tag just went down, a lot. Might be the cities way of saying fit it or else. |
I doubt that he'll come off of his price much. Â The big battle is that the developers want to put in time-share condos. Â And the city wants it put back like the 'good old days'. Â The problem is that at $16mil, you can't sell enough tee shirts and beads to make a living anymore....It'll be interesting to see what happens. |
I was told he paid 14 for it and was supposed to refurbish it. Most say he never put a penny into it. I don't know. What's the occupancy these days, 30% or so. I've never checked on rental rates, a lot of beads I'm sure.

I believe that he paid somewhere around $2 Mil, he tried to sell it to the city for $14.5 mil when all this started. And I don't know that any of it is occupied right now. There is the boat tours, vessel assist and boat rentals at the docks. But I'm not sure that the restaurant is on his land. I think that's the only thing open over there, that and the sno cone stand.

Now there's a twist. Didn't he buy it in the last couple of years. This explains a lot. Nice little mark-up for the city. No wonder they said no. Off the subject, is that restaurant any good. The wife wants to eat there next month.

All I know is that it's been a run-down abandon'd eyesore for a very long time...
You'd think that the city, with it's main economy being based around tourism, and one of it's main internationally known attractions being the London Bridge and English Village, could grow some 'nads and get the landlord off his a$$ and make improvements to his property.
If they can use Code Enforcement Regulations to harass residents over their awnings, motor home covers, and letting water run down the street, you'd think they could get this dead-beat slumlord to throw on some paint and get some business enterprises going in those empty buildings.
But hey, what do I know...it's just my observances.
