Thanks everyone. I had a great day . Was the winning bid for the house Thats when the day suddenly turned into a whirlwind getting a locksmith and Insurance agent out immediately to change the locks and put a binder on the property. This was actually the first chance we got to see the inside of the house other than a few peeks through the cracks of window blinds. Then some quicky Happy Birthdays from family, last minute instructions for housesitter SIL and daughter before heading off for 5 hr drive to Havasu....2am arrival

Has a B-Day, Gets a house, and takes a trip to Havi in the same day. Not sure if I should say congrats or FU. Guess I'll stick with the Congrats, it's more PC. I would normaly say have a nice trip, but then I'd have to say how I really feel.

The house thing was the scariest thing I've ever done, courthouse steps auction is not an understatement. The auctioneer has seen us enough over the last month or so learning the techniques and demeanor. Auctioneer got to know us but I'd guess he sees lots of people sit and watch alot without actually making bids...he seemed surprised we spoke up. This is the guy who conducts the auctions in San Diego, cool dude.

When you here him say "Back to Beneficiary" thats when it becomes a bank owned house and generally gets remarketed by a Realtor. By buying it at the auction you do not have any escrow/closing/commission costs...........but you also do not always have a chance to see the interior condition of the place unless you've snuck/broken in at some point...

It all depends, many different factors can be involved. Condition, area and how much the default might have been for. The one we got we probably got for $100-150K below market value.
