This community is privately owned, but we are not able to offer lots for sale at this time.  Our rents start at $425 per month. Next time you're on the lake you should come by and take a look.  Pictures truly don't do it justice.

Is the lot on BLM leased land? If so you may only be there a certain number of days per year. Any more and you are considered to be living there, which is illegal. :banghead  That hurts real bad when you pay a big price!

No it is not BLM land.  The community is privately owned.  So you don't have the restrictions that you get from BLM or Tribal land.  You can live in your home full time, or even rent it out.

There's some good news. Rents starting at $425 is a killer though. Any idea when lots might be sold.

I realize that the $425 lease sounds like a lot.  But really think about it, how much does a lot in a private gated  community cost?  You would have to put 20% down plus make your payment, plus taxes, plus the association dues (with a clubhouse and a pool, probably around $100-150/month).  If you really look at the $ it is more affordable to lease the land.

I don't have a timeline for lots going on sale.  We have applied, but it's a long proccess (has to go through the Department of Real Estate).  So I don't have a 'when' or even an 'if' they will be sold.

If I bought the house and land I could deduct 100%. I'm just guessing right now, but I would assume that the rent for the land, leased or not, is not tax deductible for me.

Water front with a dock is a little tougher.  That's a whole different level of commitment, there.  We are about a half mile from three boat ramps, courtesy docks with gas available.  So we never have launch lines, it's awesome. :beer
