Four lots with fantastic views located east of the city on a ridge running north to south. These lots have been cut into the ridge with a difference in elevation of approx. 50 feet getting higher moving up to the north.  The view is west and as you can see from the pictures you can see a large part of the lake including the island.  The view of the lights at night is breathtaking.

My brother has been sitting on the project now for a couple years.  With the economy dead there has been no buyers materialize.  He is not willing to burn up any further assets maintaining the payments on this project.  So the lots will be sold in foreclosure if no one steps up.  He would like to liquidate this project at this time.  The foreclosure sale will be the 24th of July on the lower four lots.  So someone will have until about the 20th to move on these if they desire.  I have been to the site several times and these are dream lots for Havasu. Just poor timing and poor economy.  The original price per lot ranged from $375K to 675K.  All four can be purchased now for 800K.  There will be no negotiation on the price at 800K.  No splits, all 4 to be sold as a unit.  Selling individual lots not optional at this point.

Lots are served buy a private road with power, cable tv, and telephone. The lots are zoned one acre+ not to exceed two acres, and have building pads that range in size from 21,262.54 sq ft to over 40,000.00 sq ft.

They are ready to build on and Havasu contractors are HUNGRY.  

There is also a 9.8 acre parcel For Sale directly adjacent to these lots up the hill also served with power, cable and phone. This would make a fantastic estate or can also be split into five parcels, all with killer views!  reduced to 500K for this parcel. This top parcel has not been excavated but power is in at the road. The road is unpaved at this time but very drivable if you want to see.

Project is located up off Windowrock.

The 2 pics below are of the actual pads. At the time of these pics pads #3 and #4 were still being constructed.  They are now completed and the power is in.  The access road is presently dirt but will be paved upon sale of the first of the 4 lots.




The 8 1/2 acre parcel mentioned above is off to the left of this shot on up the hill.  Great estate property or can be split into 5 addl great view lots.

That will be a money maker in about 5 years. Invest 800K and build some nice casas and turn about 3-4 million.

That was my brother's plan.  Unfortunately bad timing and not enough $ to keep it going isn't going to allow that to happen.  For someone with enough $$ though it will certainly be a winner. There are no better view lots in all of Havasu that I have seen.
